Sale of Surplus Real Property - West Broadway

Lenoir City Utilities Board (“LCUB”) is now accepting sealed and competitive bids for the purchase of surplus real property located at 119 West Broadway in Lenoir City, Tennessee that previously housed LCUB’s Water Department. The property consists of one parcel shown to contain approximately 3,563 square feet (0.0818 acre), more or less, as improved by a one-story building containing approximately 2,000 square feet of office space, more or less, with off street parking.

The successful bidder should be able to close on the property within ten (10) days of LCUB’s notice of award and will be required to pay for the total cost of the property plus all closing costs associated therewith via a certified check. All bids shall be placed in a sealed envelope and marked: “Bid for Property located at 119 West Broadway, Lenoir City, Tennessee.” Bids will be received by LCUB’s Purchasing Agent until 10:00 A.M. (local time) on Wednesday, December 5, 2018, and then at said time publicly opened and read aloud. If delivered by hand or overnight delivery the bid must be sent to: Lenoir City Utilities Board, Attn: Tim Guider, 7698 Creekwood Park Blvd., Lenoir City, TN 37772 (or if by regular mail to: Lenoir City Utilities Board, Attn: Tim Guider, Post Office Box 449, Lenoir City, TN 37771). The bidder assumes all risk for late or improper bid delivery.

The property is being sold “as is, where is” and without any warranties, express or implied; with no requirement for any financing or inspection period other than that provided above; and without any other contingency, condition or exception. Acceptance of the selected bid is subject to final approval by LCUB’s governing board. LCUB reserves the right to waive any informalities or minor defects in any submitted bids and to reject any and all bids.
