Sale of Surplus Real Property - Depot Street

Lenoir City Utilities Board (“LCUB”) is now accepting sealed and competitive bids for the purchase of surplus real property located at 206 Depot Street in Lenoir City, Tennessee that previously housed LCUB’s Customer Service Office. The property consists of an office building totaling approximately 2,843 square feet with a rear drive-up window and is situated on a 1.64 +- acre site fronting the south side of E. Depot Street and east side of S. Hill Street within the city limits of Lenoir City. Site improvements include asphalt parking and general landscaping.

The successful bidder should be able to close on the property within ten (10) days of LCUB’s notice of award and will be required to pay for the total cost of the property plus all closing costs associated therewith via a certified check. All bids shall be placed in a sealed envelope and marked: “Bid for Property located at 206 Depot Street, Lenoir City, Tennessee.” Bids will be received by LCUB’s Purchasing Agent until 10:00 A.M (local time) on Wednesday, December 19, 2018 and then at said time publicly opened and read aloud. If delivered by hand or overnight delivery the bid must be sent to: Lenoir City Utilities Board, Attn: Tim Guider, 7698 Creekwood Park Blvd., Lenoir City, TN 37772 (or if by regular mail to: Lenoir City Utilities Board, Attn: Tim Guider, Post Office Box 449, Lenoir City, TN 37771). The bidder assumes all risk for late or improper bid delivery.

The property is being sold “as is, where is” and without any warranties, express or implied; with no requirement for any financing or inspection period other than that provided above; and without any other contingency, condition or exception. Acceptance of the selected bid is subject to final approval by LCUB’s governing board. LCUB reserves the right to waive any informalities or minor defects in any submitted bids and to reject any and all bids.
